3. Your property will be scheduled for Star One's proven target mailing plan to insure maximum results.

4. With your approval, open houses will be scheduled at your convenience to promote exposure of your property to the largest segment of our target market.

5. Your home will be exposed nationally to incoming transferees through our affiliation with major Realtors across the United States.

6. All showings will be personally screened to qualify the prospect and follow-up is guaranteed to report the prospect's impressions to you.

7. Your property will be toured by my fellow Star One Associates to assure you they will be well informed about the numerous amenities of your property when prospects call our office.

8. Copies of all advertisements and promotional mailings will be sent to you as tangible evidence of my sincere efforts to market your home.

9. We will re-evaluate the marketing strategy for your home every 30 days to accommodate seasonal adjustments in the real estate market and shifts in activity.

10. All written offers will be presented by me as soon as they are received. The merits and weaknesses will be carefully analyzed and the final decision will be yours.

11. A summary of your expenses for the closing will be provided for your review prior to the scheduled date of closing.

12. I will be with you at the closing to assure that the proceeds are distributed as you agreed.

13. I will never handle more listings than I can service in this manner because you deserve a conscientious effort.

If at any time during the listing period I fail to perform as promised, you may cancel our listing contract by giving written notice of my failure to perform to my office manager. There will be absolutely no cost or penalty to you.
